Just in time for the spring buying season, here is your preview of the First Quarter 2009 Trends in Housing Report prepared by MRIS and Delta Associates. This is a great opportunity to gain valuable insight on where the market is heading. This quarter's report provides an in-depth analysis of the Baltimore-Washington regional economies, an examination of regional housing data and trends, an overview of the commercial real estate market as it relates to the region's housing market, and the overall indications that the market is moving into a correction cycle. The report is not available for public distribution yet but will be viewable on http://www.mris.com this week.
In addition, look on the MRIS website over the next few days for an exclusive video commentary by Delta Associates with highlights of the First Quarter's Trends in Housing Report.
First Quarter 2009 Highlights
The Washington area housing market has moved into the early phase of the correction cycle and is poised to begin recovery:
?? Prices continue to decline, making homes more affordable and encouraging an increase in unit sales volume in the 1st quarter of 2009 as compared to a year earlier - especially in the Outer jurisdictions. And prices are expected to continue to drop into next year - until supply and demand come into better balance.
?? Days on market are down compared to a year ago, with properties moving the fastest in the Core jurisdictions. If interest rates remain at record lows through 2009, we expect days on market to continue to decline.
?? The ratio of inventory to sales (months of sales) is down sharply from a year ago, particularly in Prince William County. The ratio stands at 7.7 months metro-wide; a ratio of 6 months is regarded as normal and healthy - a ratio we may see by next year.
What does President Obama's Homeowner Affordability and Stability Plan cover? - 'Policy Spotlight' Page 10
On March 4, President Obama outlined the Homeowner Affordability and Stability Plan to bring relief to homeowners that are having trouble keeping up with their mortgage payments. Learn about the program in the 'Policy Spotlight' on page 10.
What effect are foreclosures having on the Washington Area Housing Market? - 'Ask Delta' Page 11
In the region's outer suburbs, prices have fallen low enough that they are driving higher unit sales than a year ago. Will the lower prices coupled with historically low interest rates for qualified buyers prime the area for a rebound by 2010? Find out in the 'Ask Delta' section on page 11.
How have properties in Southern Maryland been shielded from steep declines? - 'Regional Spotlight' Page 17
About an hour from downtown Washington, the counties of Calvert, Charles and St. Mary's are somewhat separated from the region's housing market, but they enjoy access to job opportunities in the larger metro area. Find out how properties in this area are performing in the 'Regional Spotlight' on page 17.
