NEW Real Estate Commission Statement on Teams
On November 21, 2007, the Maryland Real Estate Commission adopted a policy statement addressing teams that provide real estate brokerage services from within a real estate brokerage. The Commission also adopted a series of practice pointers concerning advertising and dual agency issues as they relate to team practice. MRIS Secure Login Update
17,000 subscribers have successfully enrolled their tokens so far! The token mailing was completed on December 31. Due to the holiday mail crunch, some tokens may still be en route to their destinations. MRIS has experienced a fair amount of returns due to incorrect addresses and invalid forwarding addresses. MRIS staff is following up via phone and email to obtain the necessary corrections. Should any agents fail to receive their tokens, they should contact the Helpdesk (301-838-7160) so that proper delivery can be ensured. In order to give subscribers time to adjust to Secure Login, they will have this month as a transitional period. Subscribers will have the option to access the system the Traditional way or via Secure Login for the next few weeks. January 28 is the date that MRIS is targeting for full cutover to Secure Login. Full cutover means that all login access to Matrix, Keystone and MRIS.com will require an MRIS User ID, PIN, and token password. As subscribers make the transition to the new Secure Login procedures, extra staff has been recruited to assist with Helpdesk calls and to carefully monitor usage and enrollment. Maryland Home Inspectors Licensing Requirement Effective January 1, 2008 As of January 1, 2008, it will be illegal to operate in Maryland without a valid Maryland Home Inspector's license. Violators are subject to sever penalties. All persons performing home inspections in the State of Maryland must now hold a license or they are in violation of the law and should not be hired. Licenses are issued to individuals, not to companies, thus each inspector must be licensed. The license is good for 2 years. Home inspectors are licensed under the same category as real estate appraisers, and can be searched for by name or by city on the DLLR website. Unfortunately, DLLR used the applicant's home address, rather than company address, so a search by last name may work better. SMAR members should specifically ask if an inspector is licensed to avoid the liability of hiring an unlicensed person. When calling an inspection company request proof of licensing. Licensed inspectors also should have the wallet-sized card license to show. Unlicensed persons soliciting for home inspections are in violation of the law and should be reported to DLLR, just as you would report an unlicensed real estate agent.
